  These guys want a deposit and the contract contains no stipulation for its return. So, they get an extra month of rent for nothing.
  
  The contract offers no tenant protections form landlord abuse and does not guarantee (or even mention) you getting your deposit back.
  
  Sign at your own risk. Buyer Beware.
  
  You can write in a line on the contract and have the owner initial it regarding your deposit. If they are unwilling to do so, then it is obvious that the intent is to defraud.
